Prime Lands Residencies PLC, the condominium development arm of Prime Group,
has completed and officially handed over The Palace Gampaha, a planned gated community
in Gampaha. The handover ceremony transferred the residences to the homeowners,
bringing to a close a development that began construction in 2021.
Prime Lands Residencies says the project is among the largest residential developments in the area.
The developer provided the documents filed with the Condominium Management Authority to confirm the approvals for handover.

Located about 2 km from Gampaha town and roughly 100 metres from the Colombo-Kandy main road, The Palace Gampaha is a planned residential community that emphasises connectivity and security.
The development rises ground plus three floors and contains 480 two- and three-bedroom apartments, with prices starting at LKR 27.5 million.
Prime Lands Residencies says the project aims to make master planned community living more accessible to Sri Lankan families while meeting basic building and service standards.

The project covers 13.5 acres. The developer’s plan allocates approximately 20% of the land to apartment buildings and the remaining 80% to landscaped and common facilities.
Facilities listed in the developer’s brochure include gated security, landscaped gardens, a swimming pool, a gymnasium, a clubhouse, a library, a community kitchen, laundry services, a mini mart and a daycare centre operated by the Lyceum Group.
Infrastructure features installed for common operations include solar panels for common-area electricity, an underground electricity cable network and an on-site sewage treatment plant with water recycling, the company says.

Prime Lands Residencies says it obtained the statutory approvals needed for handover, including certificates from the Condominium Management Authority and the registration of the Condominium Plan and the Deed of Declaration.
Copies of the registration documents were provided to homeowners before possession, the company said, and will be available for inspection at the management office.
